These Terms govern your use of alexander.green (the "Site"), operated by Alexander Green, an independent hotels broker based in Dubai, United Arab Emirates ("we", "us", "I"). By using the Site you agree to these Terms.
1. The service
The Site presents information about the brokerage and advisory services of Alexander Green and, to signed-in users, teasers of off-market hotel, commercial, and development opportunities and buyer requests. The Site is an information and introduction service only.
2. Eligibility and access
The Site is intended for professional investors, owners, operators, and their advisors. To view opportunities you must sign in with a valid Google account. You are responsible for the activity that occurs under your sign-in and for keeping your account secure. We may suspend or revoke access at our discretion.
3. Confidential and off-market information
Opportunities shown on the Site are confidential and provided on a strictly off-market basis. You agree not to copy, forward, broker around, circumvent, or disclose any opportunity or its details to third parties without our prior written consent. Specific opportunities may be subject to a separate NDA or NCNDA, which will prevail in case of conflict.
4. No advice and no warranty
Content on the Site is provided for general information only and does not constitute financial, investment, legal, tax, or valuation advice, nor an offer, solicitation, or recommendation to buy or sell any asset. Figures, availability, and descriptions are indicative, may change, and must be independently verified. The Site and its content are provided "as is" and "as available", without warranties of any kind, to the fullest extent permitted by law.
5. Your submissions
You confirm that information you submit through the Site is accurate and that you are entitled to provide it. You grant us permission to use your submission to respond to and follow up on your enquiry.
6. Intellectual property
The Site, its text, design, and content are owned by or licensed to Alexander Green and are protected by applicable laws. You may not reproduce or reuse them without permission, except for your own internal evaluation.

11. Governing law
These Terms are governed by the laws of the United Arab Emirates, and the courts of Dubai have jurisdiction, without prejudice to any mandatory consumer protections that may apply to you.
